Local Independent Surveyors

Recent Case Studies

Brookfield Rd Rushden

We were appointed as the building owner’s surveyor as one of two surveyors for works involving the demolition of an old workshop and the erection of a detached bungalow. Works involved liaising with the adjoining owner’s surveyor and the adjoining owner and instructing the architect to produce drawings and a method statement to safeguard the neighbouring buildings foundations. We also sent a notice to act effectively to the adjoining owner’s surveyor as they were not responding efficiently to our communication and with works not party to the act. This resulted in us questioning the adjoining owner’s fees on behalf of the building owner, resulting in a reduction to reflect actual time spent on works relating to the act.

Kings Delph, Whittlesey

We were contacted by a property developer who wished to undertake a single storey rear extension within 3 meters of the neighbouring property as part of conversion works. With the developer eager to proceed we establish adjoining owner details through a land registry search and sent the notice out the same day, along with an explanatory letter in easy to understand terms. This resulted in a consent and the project went without any problems.

Castle Lane, Bedford

One of our party wall surveyors was appointed by a large development company to act as Building Owner’s Surveyor for their redevelopment of commercial shop units. The adjoining properties included Flats above of which a full schedule of condition survey was undertaken, this identified pre-existing cracks/damage which protected both the building owners and adjoining owner’s liabilities, the party wall award was quickly and efficiently undertaken saving time and costs for the developer.

Woodland Drive, Bromham

One of our party wall surveyors was appointed to act as the agreed Surveyor for a side and rear extension, all parties were kept informed at every step of the way and the project was completed on schedule. The building benefitted by having access to the adjoining owner’s driveway and the adjoining owner had security that the driveway would be protected and any part re-instated and cleaned on completion.

Pemberley Avenue, Bedford

We were contacted by an architectural practice to provide advise to their clients on their obligations under the party wall act, we were able to quickly establish notifiable works and serve correct notices, enabling the building owner to approach their neighbour and gain necessary consent without the expense of additional surveyors.

Jesmond Avenue, Wembley

We were contacted by homeowner concerned with the neighbour undertaking an extension close to the party wall and removing a chimney breast internally, we managed to write to the adjoining owner politely reminding them of their obligations under the party wall act and requesting them to serve notice, we were consequently appointment as an agreed surveyor to settle all matters. We ensured structural calculation where made in regards to the chimney breast and a schedule of condition survey was undertaken, both parties were kept fully informed and the project was completed satisfactorily.
